The rent is the headline, not the bill.

The rent is the headline, not the bill.

When a commercial property is advertised at 20,000 GBP a year, most business owners plan their budgets around that exact number.

In reality, that headline figure is rarely even half of what occupying a building actually costs you.

Before you sign a commercial lease, you need to turn the headline rent into a true total cost of occupation. Here is what a “20,000 GBP unit” often looks like when you factor in the hidden realities:
– Rent: 20,000 GBP
– Service Charge: 3,500 GBP. This is your biggest variable cost, so always push for a cap!
– Business Rates: 8,000 GBP. Set by the council, not the landlord, so check for small business relief.
– Insurance Rent: 1,200 GBP. The premium recharged by the landlord.
– Repairs & Maintenance: 1,500 GBP. Full repairing liability can force you to fix pre-existing damage.

True annual commitment: 34,200 GBP – before spending a single penny on fit-out, professional fees, or your deposit.

Three ways to protect your business before signing:
1. Calculate the effective rent: Don’t get blinded by a long rent-free period. Landlords often inflate the headline rent to compensate. Work out the average cost per year across the entire term.
2. Insist on a Schedule of Condition: If the building isn’t pristine, a photographic survey limits your repairing obligations so you don’t pay for the landlord’s deferred maintenance when you leave.
3. Check the reinstatement clauses: You pay once to fit the space out, but you might have to pay a second time to strip it all out when the lease ends.

In a commercial lease, the protections you take for granted as a consumer do not exist. Everything is negotiable – but only before you sign.

What hidden lease cost surprised you the most when you took on your first commercial space? Let’s discuss in the comments.
